Will Cumberland become too costly for the average family?
Information from Cumberland's Mayor and Council has been so limited that members of the Cumberland Residents Association have had to rely on information from Trilogy's website.
One of our members has discovered that Trilogy's figures seem to show that after the amenities are subtracted, the approximate 1100 houses of Cumberland will be paying about $45,000 dollars each, not counting interest, to cover the 40-50 million dollars that its going to cost the for the infrastructure repairs needed to allow Trilogy to build. If this is incorrect Cumberland Council should let the people of Cumberland know what it will cost each household.
If these costs are correct the average family will not be able to afford to stay in Cumberland.

It costs over $60,000 per lot to service, rezoning, plan, etc...for any lot in the Comox Valley. This includes DCC. Yes, this cost is past onto your future neighbour and taxpayers. In the form of lot prices. If lot prices can not cover the cost of land, servicing, carrying costs and profit...the land will not be developed.
When those people move in they will have paid for all the cost to service their land plus some "shakedown" in the form of community amenties. Now, they will pay full taxes just like you and I. Those taxes will help pay for the services we all need...including capital replacement.
I also think that council could do a better job communicating what is going on with the Village in General. However, our taxes will have to go up to cover the cost of this communication. Remember, that money they spend is ours...and they need a lot more to provide the services we all need and demand.
